Description
The University of Alaska is offering several lots/tract for sale, through a real estate
broker, in Wilshire Glenn Estates Subdivision, Wilshire Glenn Estates Subdivision
Second and Third Addition which are located approximately 9 miles northeast of downtown
Fairbanks. To access the lots/tract from Fairbanks, travel north on the Steese Highway
approximately 4 miles to the Chena Hot Springs Road exit; turn west (left) and proceed
to the stop sign and turn north (right) on the Old Steese Highway; on the Old Steese
Highway proceed for approximately 2.5 miles to McGrath Road; turn west (left) on McGrath
Road and travel for approximately ½ mile to Brighton Drive; turn south (left) on Brighton
Drive and travel for approximately ¼ mile to reach the intersection of Teresa Turnaround
and Brighton Drive. Proceed through the intersection to reach lots/tract located
on Brighton Drive. To reach lots/tract located on Teresa Turnaround, turn east (right)
on Teresa Turnaround at the intersection of Teresa Turnaround and Brighton Drive.
The lots/tract are part of the multi-phase development of Wilshire Glenn Estates.
Depending on the lots/tract, topography is level to gently sloping and forested with
spruce, alder and aspen trees. The lots/tract may contain wetlands and may require
a U.S. Army Corps of Engineers wetlands permit prior to any additional development.
The subdivision is within the boundaries of the Tan Terra Road Service District in
the Fairbanks North Star Borough and is zoned Rural Residential (RR). Electrical
service is partially extended to a portion of the development. Not all lots/tract
have nearby access to electric service. Interested parties are encouraged to contact
Golden Valley Electric Association and local telephone providers to determine costs
associated with connecting to electric and telephone service.
Lot 20, Block 3, Wilshire Glenn Estates, Second Addition includes improvements consisting
of 10 steel pilings driven approximately thirty (30) feet into the ground in the summer/fall
of 2011.
Lots 6, 7, and 8, Block 1, Wilshire Glenn Estates and Lots 9, 10, 11, 12, 13, and
14, Block 1, Wilshire Glenn Estates, Third Addition will be sold subject to a ten
foot (10’) wide non-motorized trail easement along exterior lot boundaries and the
southern boundary of Lot 8, Block 1, as generally shown on the attached land disposal
map.
This subdivision is subject to certain covenants, conditions and restrictions, except
Tract A-4. Copies of the Master Declaration of Covenants, Conditions and Restrictions for Wilshire Glenn Estates are available above, or from the Land Management office in Anchorage or Fairbanks.
