Description
The University of Alaska is offering several lots for sale in Kalgin Island Estates
Subdivisions No. 1 and No. 2 located approximately 25 miles west of Kenai on Kalgin
Island. These subdivisions are located between Packers Creek Lake and the Cook Inlet
and are accessible by boat (Cook Inlet) or by float-plane (Packers Creek Lake). Rights-of-way
within the Kalgin Island Subdivisions No. 1 and No. 2 are surveyed but are not constructed.
The lots in Kalgin Island Estates Subdivisions No. 1 and No. 2 range from level to
gently sloping to very steep, with some knolls overlooking the Cook Inlet. The area
is generally a mixed forest with hardwoods, green spruce and a significant number
of dead spruce trees (beetle-killed spruce). Many lots contain wetlands, muskeg and
poorly drained forested areas that may require a U.S. Army Corps of Engineers wetlands
permit prior to development. Lot types include waterfront (Packers Creek Lake and
various ponds), ocean front (Cook Inlet) and interior large parcel lots.
The north/south section line easement crossing Lots 18, 19, 20 and 21 has been vacated
by the University under Section Line Easement Vacation Plat #2009-68 recorded in the
Anchorage Recording District. In addition, Kalgin Island Estates Subdivisions No.
1 and No. 2 are subject to certain covenants, conditions and restrictions. Copies
of the Master Declaration of Covenants, Conditions and Restrictions for Kalgin Island Estates
No. 1 Subdivision – Notice of Annexation of Kalgin Island Estates Subdivision No.
2 Master Declaration of Covenants, Conditions and Restrictions are available above, or from the Land Management office in Anchorage or Fairbanks.
This notice is effective until all lots are sold.
Interested parties should thoroughly inspect these lots prior to submitting an offer
to ensure that the lots are suitable for the party’s intended use and to determine
all permitting requirements related to that intended use. Additional information
regarding these lots may be available from local, state and federal offices, including
but not limited to: the city or borough assessor’s office, building permitting office
and land planning office; local utility companies; district recorder’s office; the
State of Alaska Department of Natural Resources, Department of Environmental Conservation,
Department of Fish and Game and Department of Transportation and Public Facilities;
and the U.S. Department of the Interior Bureau of Land Management, Geological Survey
and Environmental Protection Agency, and the U.S. Army Corps of Engineers.

a first come, first served basis, at or above the Minimum Price. The terms and conditions
of this offering are available below. Offer to Purchase Forms are attached to the
terms and conditions. Offers must include a minimum of ten percent (10%) of the offer
amount, to be applied towards the purchase price. Cash purchases require that the
entire balance of the purchase price be paid in full at the time of closing. Cash
sales typically take up to 90 days to close, but earlier closings may be accommodated
